Linger Hospitality Terms & Conditions
OCCUPANCY: The maximum number of guests is limited at all times to the number of occupants shown on the reservation details. NO house parties or large gatherings are allowed. Additional visitors are not permitted without written permission in advance of arrival. You may be asked to provide the names of all guests that will be occupying or visiting the home during the rental period. People two (2) years of age or less do not count toward the maximum occupancy but must be noted.
MINIMUM AGE: The guest whose name the reservation is made must be a minimum age of 25 to rent the house & only family groups and responsible adults may use the house and its property and amenities.
FAMILY ATMOSPHERE: For the sake of neighbors & guests, we ask that all of our guests keep their stay family-friendly. House parties are strictly prohibited. This includes, but is not limited to, sororities, fraternities, graduations, proms and/or non-chaperoned groups. If a house party is found, guests may be asked to leave immediately with no refund.
RESERVATION & PAYMENTS: The initial payment is due when the reservation is made; the deposit is half of the rental amount plus fees and applicable taxes, along with any security deposit if one is required. Full payment of the remaining net balance of the reservation is due 30 days prior to your scheduled arrival date.
CONFIRMATION OF RESERVATION: A rental agreement will be sent within 48 hours of making your reservation and deposit. To fully confirm your reservation, this document must be reviewed, signed, and returned to Linger Hospitality LLC within 7 days of receipt along with a legible copy of a valid form of ID. These items can be returned by mail, email, and fax. Access to the home cannot be permitted without your identification.
CANCELLATION POLICY**: In the event of cancellation, it is necessary to notify the manager as soon as possible. Bookings canceled at least 60 days before the start of stay will receive 100% refund, less the processing fee and the damage insurance fee, if applicable. Bookings canceled at least 30 days before the start of stay will receive a 50% refund, less the processing fee and the damage insurance fee, if applicable. No refunds will be made for early departures or late arrivals. Linger Hospitality LLC has partnered with RentalGuardian.com ® and InsureStays TM to help safeguard your booking deposit and other pre-paid non-refundable payments related to planned travel. **If you booked through VRBO, HomeAway, or Airbnb, your reservation will be subject to the cancellation policy and terms and conditions of the agency through which you booked, and which you agreed upon at the time of reservation.
REFUNDS: Refunds cannot be made for late arrivals, early departures or Guest’s dissatisfaction with the Home for any reason (other than emergency health and safety of the property). Homes are not guaranteed allergen-free, even those that do not allow pets. No refund will be made for failures or conditions beyond Agent’s control, including but not limited to construction, inclement weather, and provider service area outages.

SECURITY DEPOSITS: If required by the Owner of the Home being rented, all security deposits are due and will be collected at the time the reservation is made. If the Home, its contents and grounds are found to be in the condition in which they were found, any Security Deposit paid will be returned to the guest in full as prescribed by New York State Real Estate Law.
ARRIVAL AND DEPARTURE TIMES: Standard check-in time is 4pm. Standard check-out time is 10am. Non-standard arrival or departure times must be approved a minimum of 72 hours in advance and an additional hourly charge applies. Unfortunately, non-standard arrival or departure times cannot be permitted during Peak Season.
CONDUCT: There may be no conduct in the Home that disturbs neighbors or others. No illegal conduct may take place in the Home. Loud music is prohibited. Fireworks are illegal to possess in New York State and are not permitted at the property. Fires are permitted only if there is a designated fire pit. Guests are asked to purchase firewood locally.
VEHICLES: Each home restricts the number and location of vehicles parked at the home. The maximum number of vehicles includes boat trailers and motorcycles. No tents, campers, boats or motor homes may be used for sleeping at the Home.
SMOKING: All Homes are non-smoking.

DOCKS: Unless otherwise stated, a dock is not provided with each rental property. However, if dock is provided, you are solely responsible for ensuring docks, boatlifts, and/or mooring facilities are adequate for their desired use. You are also responsible for any damage caused to watercraft and/or property resulting from the use of those facilities.
DAMAGE PROTECTION: Linger Hospitality LLC offers Property Protection Program for a charge of $59.00* This Damage Protection program covers up to $1,500.00 in accidental damage to your rented unit that occurs during your covered occupancy. Linger Hospitality LLC is responsible for filing all program claims on behalf of the tenants and the tenant will be notified in writing of any such claim. Tenant verification may be required in certain cases. Tenant will be responsible for the cost of repair of all damages that exceeds the coverage Limit of the Property Protection Program. The amount you pay for the Property Protection Program includes any related insurance, technology-support, service, and claims adjudication costs, along with administrative fees charged by Linger Hospitality LLC for making this coverage available. This program does not cover intentional damage, those damages resulting from the negligence of tenant, or damages from non-compliance with the terms of this agreement. Determination of actual damages will be at the sole discretion of Linger Hospitality LLC and the program underwriter.
