Description
Penny Lane is a spacious, inviting home on Keuka's East Bluff neighborhood. Located just a few minutes from the Village of Penn Yan, this home is ideal for a summer vacation or a spring/fall getaway. The home was built with views of Keuka Lake from all of the bedrooms and main living areas and has a lovely 2 story dock over the water.
From the parking area, you'll walk down a gentle flight of steps to the front door. At the front door entry landing, you can walk down into the main living area or go up to the upper level bedrooms.
On the main floor is an open living space with large kitchen, dining area and Living room. The Kitchen is stocked with cookware and dinnerware and has a large island for additional dining. The Living room has comfortable seating, a tv, and patio doors out on the small side patio where the gas grill is located (the interior fireplace in the living room is not in able to be used by guests). From the dining area, there are large windows looking out over the lake, making it easy to dine while enjoying the views of the water. The patio doors from the dining area go out onto a small balcony where you can enjoy a few moments of quiet in the rocking chairs.
There is a large Master bedroom on the main floor with windows overlooking the lake, a King size bed and an additional infant crib.
The main floor bathroom is across the hall and has a tub/shower along with large vanity and double sink.
On the upper floor there are 2 bedrooms and another full bath. Bedroom 2 has a Queen bed and another infant crib availble for guests to use. Bedroom 3 has a Double/Full size bed and an additional Twin bed trundle. Each of these bedrooms has their own TV for guests to enjoy. The full bath on this floor has a tub/shower and is across the hall from Bedroom 2.
The Lower level has a large open Family Room area with tv, sleeper sofa, spacious desk/office area and an additional bedroom and bathroom. The bedroom on the Lower level has a bunk bed with each bunk being a Double/Full size bed. This bedroom also has a small desk area and windows looking over the lake. The Lower level bathroom has a tub/shower.
From the Lower level Family Room you can walk out onto a small patio and down the landscaped stairs to the dock. The dock has two levels and, from the house, you'll walk down onto the top level of the dock where you can find outdoor seating and a gas firepit. From the top level of the dock there is a flight of stairs to the lower dock where there are 2 whip systems for tying up water equipment. There is a kayak available for guests to use as well. The lower level of the dock also connects to the large outdoor deck area that overhangs the lakefront and where you can enter the water for swimming. Penny Lane has beautiful and expansive views of Keuka Lake from the upper level of the dock and you'll love watching the sun set from here!

*A limited amount of paper towel, toilet paper, soaps, is provided for each guest. If you run out, you will be responsible for purchasing more according to the needs of your group
**We ask that renters to be over the age of 25. By booking you agree with this policy and comply with the request that the renting party is over the age of 25.
**No pets or animals allowed at any time.
**No parties allowed at any time.
**Smoking prohibited except in outdoor areas.
**Parking for 3 vehicles only!
**Guest must comply with maximum occupancy AT ALL TIMES. NO EXCEPTIONS.
**DOCKS: A dock is provided, you are solely responsible for ensuring docks, boatlifts, and/or mooring facilities are adequate.
Guest assumes liability for use of the dock and assumes responsibility and liability for damages done to the dock during their stay, whether the damage is done by their watercraft or the guest themselves.

**In the event of a cancellation, it is necessary to notify Linger Hospitality as soon as possible. Bookings cancelled at least 60 days prior to the start date of a guests stay will be refunded in full, less the processing fee (percentage of reservation) and the damage insurance ($59), if applicable. Bookings cancelled at least 30 days prior to the start date will receive 50% refund less the processing fee and damage insurance, if applicable. Cancellations received after the 30 day time period will not receive a refund. No refunds will be made for early departures or late arrivals. By booking, you agree to these terms and conditions of cancellation.
*A rental agreement will be sent to the guest via email immediately after booking. This rental agreement will need to be initialed by the guest before entry can be allowed into the home.
*Check in is 4:00 P.M. Check out at 10:00 A.M. Check in and Check out times MUST BE PROMPT unless arrangements are made otherwise with the reservationist.
*Reservation hold payment is 50% of the reservation amount, due at the time of reservation. Payment due in full 30 days before check in.
*Required fees include the processing fee and our hospitality fee. The hospitality fee covers all linens for the beds, one set of towels/washcloths per guest, and toiletries for your stay as well as cleaning service and laundry service for after your departure. All beds will be outfitted with linens before you arrive. Beach towels are not provided.
